Access Statement for Anvil Cottage

 

Introduction

Anvil Cottage is located in the grounds of The Close, an 18th century house on the village green in the heart of Biddestone, 2 miles from Corsham, in North Wiltshire. The property offers flexible accommodation with a large open plan living space, a double bedroom with ensuite shower room, a second bedroom with a double bed which can be converted to two 2ft 6" beds - ideal for families with younger children , family bathroom, and utility room. The property is at ground floor level, with wide door openings. There are no steep gradients in accessing the property. A travel cot and high chair are available on request.

  • The nearest railway station is at Chippenham, approx. 4 miles away. Taxis are available at the station.

 

Key Collection, Welcome and Car Parking

  • Keys are collected from the owners of the property at The Close, situated directly opposite Anvil Cottage.
  • Parking is available on the drive of The Close. The drive is a level, gravelled surface. The drive and entrance to Anvil Cottage are lit at night by light sensors.

 

Entrance to Property

  • There is a single low level stone step at the entrance to the property. The door opening is 4ft. The front door leads directly into the main living space, which is well lit.

 

Halls, Stairs, Landings, Passageways

  • The main living space and bathrooms have stone floors with under floor heating. The bedrooms have wooden floors. There are 2 steps down to the bedrooms and bathrooms area from the main living room. All interior door openings are 3ft wide.

 

Sitting Room/Lounge

  • The sitting room has 2 large sofas with a coffee table and rug in front of the wood burning stove.
  • There is a 32 ins TV, with Freeview and DVD player.
  • There is a compact hi fi system, with DAB radio, CD and Ipod player.
  • Wi Fi is provided

 

Dining Room

  • There is an oak dining table with 6 leather dining chairs.

 

Kitchen

  • The kitchen area is equipped with a large dual gas / electric range cooker, microwave, fridge freezer and dishwasher.
  • A cordless kettle and toaster are provided.

 

Bedrooms and Sleeping Areas

  • The double bedroom has a metal framed bed. The second bedroom has a double bed, which can be converted to 2 single beds - ideal for families with younger children. Both bedrooms have bed side tables, chest of drawers, and wardrobes.
  • There are wall lights above the beds for reading.

 

Bathrooms, Shower-rooms and Toilets

  • The ensuite shower room has a large shower unit with glass panels. There is a low level step into the shower. The family bathroom has a panelled bath, with an in bath hand held shower.

 

Laundry/Utility Room

  • The laundry/ utility room contains the gas boiler for hot water and heating. There is a separate washing machine and tumble dryer. An iron, ironing board, clothes dryer and vacuuum cleaner are provided.

 

Garden

  • There is a level gravelled area to the rear of the property, with metal table & 4 chairs, a 2 seater bench and barbecue. Parents of young children should be aware that the grounds of The Close contain a pond and above ground swimming pool, neither of which are for the use of guests.

  • Pets are not allowed in the property.
  • The nearest doctor's surgery is The Porch Surgery in Corsham. Tel: 01249 713019
  • Mobile phone reception in Biddestone is variable. The best signal can be obtained with Vodafone or Orange.
  • Wi Fi giving internet access is provided.
  • A land line phone can be made available , subject to payment for all calls made.
